We Handle These Issues Every Day.
After thousands of crawl space inspections across Hampton Roads, we know how to identify the cause, correct the underlying conditions, and make the repairs needed to protect your home.
Crawl Space & Structural
Proven Solutions
What Makes Us Different?
Owner Led Crawl Space Inspections
Every crawl space inspection is personally performed by owner Robbie McCarty. With more than 25 years of experience in residential construction and crawl space repair, Robbie evaluates the crawl space as a complete building environment rather than looking for a single product or system to sell.
Crawl space problems are often interconnected. Moisture can contribute to mold and wood deterioration, rodents can damage insulation and ductwork, drainage problems can affect humidity, and damaged ducts can influence conditions both above and below the floor. Our inspections consider these relationships to determine what is actually causing the problem.
There are no commissioned salespeople arriving with a predetermined encapsulation package or repair system. We inspect the conditions, explain what we find, and recommend the repairs we believe are reasonably necessary to correct the problem.
Virginia Class A Contractor
We specialize in engineer-supported crawl space structural repairs involving floor joists, girder beams, subfloors, and long-term framing deterioration beneath Hampton Roads homes. We evaluate structural movement, moisture-related wood damage, load distribution, framing performance, and long-term structural stability to develop practical repair solutions for the home.
When structural framing is weakened by moisture, wood rot, settlement, or long-term deflection, we focus on correcting the conditions affecting the floor system—not simply lifting the floor temporarily. Repairs may include joist sistering, beam reinforcement or replacement, subfloor repairs, and restoring proper structural support using real-world framing experience and sound structural principles.
As a Virginia Class A Contractor and licensed structural pest control contractor with extensive crawl space and framing experience, we perform structural wood repairs designed around long-term building performance, crawl space durability, and the environmental conditions affecting coastal Virginia homes. Major structural repairs are reviewed by structural engineers when appropriate.
Licensed Pest Control & Rodent Exclusion
Rodent problems in crawl spaces and attics often involve more than trapping mice or rats. Rodents enter through gaps and openings in the building, travel through hidden areas, contaminate insulation and surfaces, damage ductwork and other materials, and may continue returning if the entry points are never corrected.
As a licensed pest control company and Virginia Class A Contractor, Patriot can approach rodent problems from both sides. We identify evidence of rodent activity, locate likely entry points, remove rodents, perform exclusion work, clean contaminated areas, and repair many of the building components damaged by rodent activity.
This allows us to address the complete problem—from the pest activity itself to the construction defects and damage associated with it—rather than treating rodent control and home repair as unrelated services.
Certified Mold Remediation
Crawl space mold is usually a symptom of the moisture conditions surrounding it. Our approach to mold remediation begins by evaluating the conditions that allowed mold growth to occur, including elevated humidity, condensation, groundwater, air leakage, wet insulation, plumbing leaks, and other sources of moisture.
As MICRO Certified Mold Remediation professionals, we can remediate visible mold growth while also addressing the crawl space conditions contributing to the problem. Depending on what we find, the overall repair may involve mold treatment, removal of contaminated materials, moisture control, air sealing, drainage, dehumidification, or repairs to damaged wood.
The goal is not simply to treat visible mold. It is to create crawl space conditions that are less conducive to recurring mold growth while preserving the durability of the home and the building materials beneath it.
Plumbing & Building Systems Experience
Owner Robbie McCarty is a licensed Virginia Master Plumber in addition to being a Virginia Class A Contractor. That combination of plumbing and residential construction experience allows us to evaluate more than the visible condition of the crawl space—we can also understand how the building systems running through it may be contributing to the problem.
Plumbing lines, drain piping, HVAC ductwork, insulation, drainage systems, and structural framing all occupy the same environment, and problems with one system can affect the others. A plumbing leak can contribute to mold and wood deterioration. Damaged or poorly sealed ductwork can contribute to condensation and indoor air quality concerns. Drainage problems can create persistent moisture conditions throughout the crawl space.
Our experience with plumbing, duct repair, drainage, moisture control, and residential construction helps us evaluate these conditions together and identify the source of a problem rather than simply repairing the most obvious symptom.
One Company From Diagnosis Through Repair
Many crawl space problems don't fit neatly into one trade. A single inspection may uncover moisture, mold, rodent activity, damaged ductwork, plumbing leaks, drainage problems, or deteriorated structural framing—and several of those conditions may be related.
Patriot Crawl Space Repairs combines residential contracting, pest control, mold remediation, plumbing, moisture control, drainage, ductwork, and structural repair experience under one company. That allows us to evaluate the crawl space as a complete system and develop a repair plan around the conditions actually present in the home.
Our approach is simple: find the cause, fix the problem. We don't believe every crawl space needs the same system, and we don't begin an inspection assuming we already know what we're going to sell. We determine what is happening first and recommend the work needed to correct it.
